Home Property Sales Optimistically Can Grow Up To 50 Percent

Increased consumer confidence about the controllable Covid-19 pandemic has caused home property sales to grow by up to 50 percent this year. This was conveyed by the Association of Housing and Settlement Developers throughout Indonesia or East Java Apersi. They are optimistic that home sales, especially subsidized housing, can grow high.

The chairman of the East Java Apersi DPD, Makhrus Sholeh, said that the realization of home sales had shown an increasing trend of 50 percent when compared to the same period last year.

“But I don’t know the nominal numbers. What is certain is a sharp increase of around 50 percent,” he said in Malang, Monday (14/3/2022).

In terms of developer readiness in providing housing, he assured, developers who are members of the association are very ready. There are 400 Apersi member developers in East Java whose status is active.

He explained, Of the total number of developers, on average each has a project in 2-3 locations. The houses provided, were mostly subsidized houses. They are scattered in developing areas, such as Kab. Malang, Kab. Tulungagung, Kab. Banyuwangi, Kab. Banyuwangi, and Kab. Probolinggo.

In terms of financing, Makhrus assured, it is also not a problem. The quota for financing through the FLPP scheme is still a lot, it is still wide open. The 50 percent VAT cut is also not too much of a problem, after previously being borne by the government 100 percent.

“No problem,” he said.

However, according to him, the problem, he said, is precisely from the licensing aspect. The building construction approval permit instead of the IMB cannot be applied in all regions because the regional regulations do not yet exist.

What’s more, what is also a problem is the implementation of online single submission (OSS). In some areas, the implementation of OSS is not smooth, crashes, due to various reasons that interfere with the smooth application of permits which have an impact on the realization of housing project development being hampered.

Therefore, he hopes, licensing issues can be resolved as soon as possible by the regions. That way, the developer in realizing there are no more obstacles in terms of the licensing aspect.

Regarding the market, according to him, there is no problem. End users are excited to buy a house. They are no longer worried about their activities and being mobile because they think that Covid is relatively under control.

One of the obstacles in selling houses, including subsidized houses, said Makhrus, is because prospective end users are afraid to leave the house because the Covid-19 is high so they cannot see the location and examples of buildings.

Because people are afraid of the spread of the virus, their mobility is low. This is what affects property sales.

Therefore, after public confidence increases about a pandemic that can be controlled, the level of home sales is predicted to continue to increase this year.
