Land prices in the heart of Jakarta have reached staggering figures. In areas like Sudirman, prices can soar to hundreds of millions of rupiah per square meter. Yet surprisingly, there is still land priced at just around Rp 800 thousand per square meter, though located on the city’s fringes.
These affordable plots sit within the Administrative Regency of the Thousand Islands, still officially part of DKI Jakarta Province. According to Governor’s Decree Number 124 of 2024 on the Sales Value of Tax Objects for Rural and Urban Land and Buildings for 2024, land on Pulau Tidung’s Jl Pulau Gosong Karang Beras has a classified land sale value ranging from Rp 748,000 to Rp 855,000 per square meter, with an official NJOP figure of Rp 802,000.
Similar figures apply to Pulau Pari, specifically on Jl Pulau Tikus, Jl Pulau Diawak, and Jl Pulau Kudus Lempeng, where the land classification value also ranges from Rp 748,000 to Rp 855,000 per square meter, and the NJOP is listed as Rp 802,000.
A few streets on Pulau Tidung have slightly higher land classifications, ranging from Rp 855,000 to Rp 977,000, with an NJOP of Rp 916,000. These include Jl Pelabuhan, Jl Ali Saleh, Jl Pekuburan, Jl Pendidikan, Jl Pulau Tidung, Jl Masjid, Jl Masjid Nurul Huda, Jl Pantai Selatan, Jl Pantai Utara, and Jl Kampung Baru, among others.
However, there are also areas in the Thousand Islands where the NJOP reaches into the millions. For instance, on Pulau Pari at Jl Pulau Kongsi, Jl Pulau Burung, and Jl Pulau Karang Kudus, the land classification ranges from Rp 2,261,000 to Rp 6,490,000, with the NJOP officially set at Rp 2,352,000.

The highest recorded NJOP is on Jl Pulau Tengah, where the classified land sale value ranges from Rp 6,490,000 to Rp 6,805,000, and the NJOP is set at Rp 6,805,000. This value was signed into effect by the then Acting Governor of Jakarta, Heru Budi Hartono.
Land in Jakarta may often sound unaffordable, yet as the data shows, opportunities still exist for those willing to look beyond the city’s center. The Thousand Islands remain part of Jakarta’s official boundaries, offering unique potential and some of the last pockets of relatively affordable land in the province.
