Land prices in Jakarta have climbed to levels that are becoming increasingly difficult for many residents to reach. For years, Menteng in Central Jakarta has been widely known as one of the city’s most prestigious and expensive residential areas, home to many ambassadors and luxury residences. But despite its elite reputation, Menteng is apparently no longer the area with the highest land prices in the capital.
The title now belongs to another business district that continues to dominate Jakarta’s commercial landscape.
According to property market observations, the Sudirman area currently records the highest land values in Jakarta. The district, which sits at the heart of the capital’s main business corridor, has seen prices surge far beyond many other premium neighborhoods.
Martin Hutapea, speaking during the Leads Property Media Briefing, explained that several upscale areas in Jakarta still command high prices, including Menteng and Pondok Indah. However, the gap between them and Sudirman is now significant.
“Menteng, because it is still close to the business district, is around Rp70 million to Rp100 million per square meter. Pondok Indah is cheaper at around Rp40 million to Rp60 million per square meter,” Martin said, as quoted on Sunday (June 24, 2026).
Even those numbers pale in comparison to the prices found in Jakarta’s core commercial zones. Land in the Sudirman area is currently valued between Rp180 million and Rp200 million per square meter.
“Sudirman is Rp180 million to Rp200 million per square meter,” Martin stated.

As land gets closer to the center of Jakarta’s business activities, the value rises sharply. The highest estimated land prices in the capital are now concentrated in the Sudirman Central Business District (SCBD), one of Indonesia’s most exclusive commercial and lifestyle hubs.
“The most expensive is in SCBD, with values around Rp200 million to Rp300 million per square meter. That is the estimated value, meaning it can still change after transactions happen,” Martin explained.
The increase reflects a broader trend happening across the Greater Jakarta area. Land prices throughout Jabodetabek continue to rise every year, driven by limited supply and growing demand.
A report by Cushman & Wakefield titled Marketbeat Greater Jakarta Landed Residential H2 2025 noted that land prices in Jabodetabek increased by 1.58 percent year-on-year. During the second half of 2024, the average land price in the region reached Rp12,652,597 per square meter.
By the second half of 2025, that figure had climbed further to Rp12,746,152 per square meter.
The steady rise is not surprising for many property industry players. Real Estate Indonesia (REI) Deputy Chairman Bambang Ekajaya said land will always become more expensive because its availability is naturally limited.
“Land is created by God. There is no factory producing it, and the supply is limited. That is why prices always increase every year,” Bambang said, as quoted from Kompas.com on Friday (March 6, 2026).
The trend also highlights how Jakarta’s economic activity continues to concentrate around strategic commercial zones. While elite residential areas like Menteng still maintain their prestige, business-centered districts such as Sudirman and SCBD are becoming the real benchmarks for premium land value in the capital.
