Marisa Jaya, Head of Research at Rumah123, explained why property investment in Bali is so appealing. “This growth, which outpaces inflation, makes property a very stable investment choice. It offers long-term profit potential, providing security in uncertain economic times,” she stated.

Evgeny Obolentsev, General Manager of NPG Indonesia, a Bali-based property development company, highlighted that property prices in Bali are expected to climb further in 2025.

“We estimate that prices will increase by 5% to 10% compared to 2024. This projection is based on several factors, including Bali’s enduring popularity as a tourist destination and its role as a hub for digital nomads. These elements continue to drive demand alongside the island’s steady growth in international tourism,” he explained, quoted from suara.com.

However, Obolentsev pointed out that Bali’s reliance on tourism requires careful consideration of property types. Not all developments are suitable for this unique market, particularly for investment purposes.

The Rise of Townhouses: A Perfect Match for Bali

Unlike other Indonesian cities, property market in Bali leans towards townhouses, which are increasingly seen as the logical choice for both investors and residents. These compact residential complexes offer numerous advantages.

First, townhouses typically feature between 30 and 50 units, making them less land-intensive and more cost-efficient to build than large-scale housing clusters. Their uniform designs ensure aesthetic harmony, and owners are generally prohibited from making significant alterations to the original layout.

Often inspired by luxurious villas, townhouse aesthetics cater to modern tastes and appeal to tourists seeking stylish accommodations. “We are confident that townhouses will remain a dominant trend in residential development for years to come,” Obolentsev said.

Modern travelers are increasingly prioritizing accommodations that support their lifestyles. Many seek “Instagrammable” locations that double as ideal spots for remote work. According to Obolentsev, Bali perfectly fits this profile.

“Bali offers excellent work-life balance facilities, making it a prime location for remote workers. These factors are crucial when designing and developing residential complexes,” he explained.

Sustainability has also become a key factor in the decision-making process for tourists. Obolentsev emphasized that developers in Bali are gradually incorporating eco-friendly features into their projects to align with this growing demand.
